  2. Negotiate the loan amount, with the objective of obtaining 100% of the loan value requested.*

Introduce a "Trusted Partner" Real Estate Agent (i.e., independent agent not tied to Japanese real estate companies, thereby enabling better conditions) to help locate property (if an investment property is desired). Our introductions can also assist you to find profitable rental properties if so desired.
  5. Introduce a "Trusted Partner" Japanese Insurance Agent who can provide the best contracts for fire, earthquake and other insurances as needed, with all information in English.
  6. Introduce a "Trusted Partner" Tax Consultant or Lawyer for other services as needed.
  7. Provide advise on the most effective way to pay back your loan, so that you can take advantage of Japan’s low interest rates.
  8. Provide information and advise on tax refunds.*

EXAMPLES of how ISG service can be of assistance:

A gentlemen bought a large condominium (195 sq. meters) in Azabu-juban, including providing a mandatory 10% of the purchase price as a down payment. He thought that a down payment of 10% was a good deal. In reality, reviewing his circumstances, as a client of ISG, he could have purchased the condominium with no down payment; that’s right, 0% down. In his case, this would have made a significant difference in his personal finances

We assisted a young Japanese woman to purchase a home based on an income of 3 million Japanese Yen per year. If a down payment and closing costs were required, this woman would have virtually no chance to purchase a home. As a client of ISG, we negotiated a loan for 100% of the home PLUS 100% closing costs. Now this client lives happily in her new house.
